Putting your home on the market can be a stressful process, especially when you don’t know what to expect in changing markets. Fortunately, with the help of our experienced team, you have resources and support throughout the process. Following these steps will help you prepare so you can get organized, sell your home for the best price possible, and prevent as much stress as possible.
What do you want to accomplish with the sale of your home? Do you want to make a certain amount of money that you can put toward a larger or nicer home? Are you looking for home features that your current house doesn't offer? Do you need to sell it as soon as possible to facilitate a move to a new city or area? Once you understand your needs, you can better craft your offer. If you're looking to sell your home and purchase a new one at the same time (as most people do), you're in the right place, and we are here to facilitate.
Your home is likely one of your biggest investments. It makes sense to protect that investment by using an experienced real estate agent to negotiate on your behalf, support you, and provide the best resources during the process. Not only will they help you sell your home for the best price (for its condition and the current market), but they will also help you purchase your next home and ensure both your sale and purchase are coordinated to relieve stress. Knowing how to price your home is one of the most important parts of the selling process. There's nothing wrong with using an instant online quote for your home's value as an estimate, as long as you understand that the most accurate listing price will come when an agent tours your home and analyzes it against sold comparable homes in the current market. When you set a research-backed, strategic price in the beginning, you’ll get the most interest from prospective buyers. Overpricing your home could lead to reduced interest, and underpricing leads to receiving less than what your home is worth.
If you’ve kept your home in showroom condition since you’ve lived in it, you’re in 0.01% of home sellers. For the rest of us in the 99.9%, it’s time to start preparing the house to be shown to potential buyers. This includes getting rid of clutter, depersonalizing the space so that buyers can envision themselves in the space, making any small repairs, and doing a deep clean to make sure your home is in pristine condition. Once the home is prepared, your agent will schedule a professional real estate photographer and videographer to take photos and video for your listing. Keeping in mind that home buyers will be touring your home, prepare for how you will hide away 'daily necessities', where you'll take your pets, and where you will personally go during showings, if you're not at work. Best practice is for the home to be empty for showings aside from the prospective buyers and their agents.
We use marketing strategies that are customizable for marketing your home. This involves listing the home, promoting it, and driving the right people to that listing through a multi-faceted approach. Strategies may include a multi-media approach, social media promotion, agent-to-agent referrals, networking, MLS and affiliated real estate websites, and more.
Receiving offers is an exciting part of the process! We will evaluate each offer with you, making sure the buyers are financially qualified and the offer terms are acceptable to you. If the offer isn't quite what you are looking for, we can submit counter offer. As your agent, we are skilled negotiators and communicators to advocate on your behalf for the best offer possible.
Once you have reviewed, negotiated, and decided the offer is acceptable, we will closely review the proposed contract because it is a legally binding contract and not to be taken too lightly. That's not to say that changes can't be made (Amendments), but any changes after both parties agree and sign the offer/counter offers (binding acceptance), must also be agreed to and signed by both parties.
You accepted an offer and are now much closer to the end of your home selling journey. Your agent and their team will monitor any contingencies (required activities) and ensure everything is moving forward smoothly and inline with the terms of the offer. In some cases, your home may need to be formally inspected, surveyed, and appraised. In other cases, major or minor repairs will need to be made before the house can close. In most cases, once the buyer signs the paperwork at the title company on closing day, they then own the home and have the right to begin moving in. Best practice is to be moved out prior to closing day to avoid any delays that could cause the buyer to delay signing/closing. Make sure to forward mail, change your address as appropriate, update the utility company, etc.
You’ve reached the last step in the seller’s process. When you close on a home you are selling, you are legally transferring ownership of the property to the new buyer. Oftentimes, the sellers are able to meet with the title company to complete the closing paperwork ahead of closing day. If you're purchasing a new home at the same time you're selling, you'll likely have your own closing to attend as the buyer on "Closing Day."
Once your home is sold, you’re already onto your next chapter. Whether you are relocating to a new city, moving into a larger home, or downsizing and enjoying your life as empty-nesters, knowing all your selling responsibilities have been taken care of will help you achieve peace of mind for your new path.
